Everyone has heard stories of the miracle buys. A house bought at a 20% discount. There are houses in all price ranges, as you can see from some 2010 examples shown at the left. These are all properties that Warf and Associates procured for their clients. We got many more, but these show you the possibilities in any price range.
What are Special Properties?
These deals will not be found by calling on For Sale By Owners, checking the Homes magazine or general public internet searches. These great deal properties are ones that are distressed in some manner. A number of them are homes currently undergoing the foreclosure process or have already been foreclosed . Some others have been investment properties that the investor wants to clear from his stock and several other manners of dispersion.
What does it take to buy one of these properties?
Each property has unique requirements and takes intense negotiating. Some are in such a condition that the buy will have be all cash because it won’t qualify for a loan. Others take a special type of loan with a cash escrow, some can be done with a regular loan program but may take up to 6 months to close and several other type of scenarios. It is not advisable to wade into these transactions without an experienced negotiator.
How do I find one of these properties?
You need someone that is experienced in searching the alternate property lines. For example, I was able to get properties for my buyers from 5 different alternate lines in 2009.
